How to Find What Your Home is Worth

When it is time to sell your home there are many different ways you can go about to receive the price you desire. You may do it solo, consult a real estate agent, or get the home appraised. The best and most official approximation of a home's market value is achieved through an real estate appraiser. An appraiser will look over the property top to bottom and inside and out noting many different categories. He will weigh where the home is located, view, how old the property is, and number of rooms and bathrooms, just to list a few.

After the visit to the property, the appraiser will devise a report. In this analysis he will compare your home to at least two or three other properties which have sold recently. The properties compared to your home are very comparable in square footage and location to your home. On the other hand an in ground pool will most likely add the home's worth in addition to large porches and central air conditioning systems.

Most appraisers will quote prices over the phone but others may not because it can be tough to estimate a price without first visualizing. Getting an appraisal is a smart idea; however it is highly recommended that the homeowner do his own research. If you are going the do-it-yourself route, be sure it is a good time to sell and get an appraiser. If you want to go with a professional agent, meet with several until you get one you can trust.
